What Is RFO? RFO vs Pre-Selling Condos Explained

RFO vs pre-selling condo guide: Park McKinley West Taguig, ready-for-occupancy Megaworld condo towers

If you’re shopping for a condo in the Philippines, you’ll often see the label “RFO.” An RFO condo is a ready-for-occupancy unit: the building is already finished, so you can view the actual unit and move in once your payment and move-in requirements are complete.

That makes RFO very different from pre-selling, where you buy a unit before or during construction. In this guide, we explain what RFO means and how it compares with pre-selling. We also cover the ways you can pay for an RFO unit, including rent to own.

What Does RFO Mean in Real Estate?

RFO stands for ready for occupancy. When a seller calls a unit RFO, the building has been completed and the unit exists today. In other words, you’re not buying a floor plan or a scale model. Instead, you’re buying a space you can walk into, inspect and use.

You may also see the terms “ready for occupancy condo,” “RFO unit” or “move-in ready.” They all mean the same thing.

What an RFO condo usually includes

  • A finished building. Lobbies, elevators and common areas are already built and running.
  • Amenities you can see. You can check the pool, gym or function rooms before you decide.
  • An established neighborhood. Malls, schools, offices and transport are already there to visit.
  • A unit you can inspect. You can check the layout, the view, the natural light and the finishes in person.

RFO vs Pre-Selling Condo: Key Differences

A pre-selling condo is offered while the project is still being planned or built. You reserve a unit based on plans and specifications, and then you wait for turnover. Here’s how the two compare at a glance:

  RFO condo Pre-selling condo
Building status Finished and ready to inspect Under planning or construction
What you’re buying The actual unit Floor plans, specs and sometimes a model unit
Move-in Sooner, once payment and move-in requirements are done After the project is completed and turned over
Down payment Often larger or paid over a shorter period Often smaller and spread over a longer period
Financing the balance Usually needed sooner Usually needed at or near turnover
Unit choices May be more limited Usually wider
Main risk Bigger upfront cash need Waiting time and construction or turnover delays

Why Buyers Choose an RFO Condo

For many buyers, the biggest draw is simple: what you see is what you get. Beyond that, an RFO condo offers several practical advantages.

  • You can move in sooner. There’s no construction period to wait out, so you can stop renting earlier.
  • Less guesswork. You can inspect the actual unit, the building and the area before you commit.
  • You can earn sooner if you’re investing. An RFO unit can be leased out once it’s turned over to you, subject to the building’s rules.
  • Every payment builds equity. With in-house payment terms, your payments go toward the purchase price of a home you’re already using.

What to Consider Before Buying an RFO Condo

Of course, RFO isn’t the right fit for everyone. Before you reserve, keep these points in mind:

  • Bigger upfront commitment. RFO units often need a larger cash outlay or a shorter down payment period than pre-selling.
  • Financing comes up sooner. Because the unit is ready, you’ll usually settle the balance earlier.
  • Fewer unit choices. In a finished building, some unit types, floors or views may already be taken.
  • Ownership costs start right away. Once you move in, expenses like association dues and utilities typically begin.

That said, rent-to-own terms can ease the first two points, as explained below.

How to Pay for an RFO Condo

There are a few common ways to pay for an RFO unit. The right one depends on your budget and timeline.

Cash

Paying in full is the simplest route, and cash buyers often get bigger discounts. Ask us for the current cash terms on the unit you like.

Bank financing or Pag-IBIG

You can also finance the balance through a bank loan. In addition, Pag-IBIG financing is available for Megaworld properties with a total contract price or remaining balance of ₱10M and below. For units above ₱10M, you can pay through bank financing or cash.

Rent to own

With Megaworld rent to own through Team Invictum, you start with a 5% downpayment, payable over 3 months. As soon as your downpayment is complete, we process your move-in. Then you pay the rest in 0% interest in-house monthly payments while you already live in the unit. After the in-house term, you settle the remaining balance through Pag-IBIG (for ₱10M and below), bank financing or cash.

Better yet, our rent-to-own program doesn’t require income documents to reserve. You need a valid government-issued ID, the reservation fee and a completed reservation form. New to this setup? Read our guide on how a rent-to-own condo works in the Philippines.

How to Check an RFO Condo Before You Reserve

Since the unit already exists, take full advantage of it. Here’s a quick checklist:

  1. Visit the actual unit. Check the layout, the view, the light and the noise level at different times of day.
  2. Ask for the total contract price (TCP). Get a full computation, not just the monthly amount.
  3. Plan for other costs. Move-in fees vary by unit, and taxes for the transfer of title are roughly 3% of the TCP.
  4. Check the paperwork. Projects sold to the public in the Philippines should have a License to Sell from the Department of Human Settlements and Urban Development (DHSUD). Ask the seller for it.
  5. Read before you sign. Review the reservation form and the Contract to Buy and Sell, and ask about anything that’s unclear.

Frequently Asked Questions

What does RFO mean in a condo?

RFO means “ready for occupancy.” An RFO condo is a unit in a finished building that you can inspect and move into once your payment and move-in requirements are complete.

Is an RFO condo better than pre-selling?

It depends on your goals. RFO suits buyers who want to move in or rent out soon and see the actual unit. Pre-selling suits buyers who prefer longer payment terms and don’t mind waiting.

Can I move in right away?

You can move in much sooner than with pre-selling, but not instantly. On Megaworld rent to own with our team, you can move in as soon as you complete your 5% downpayment, paid at once or over 3 months.

Can I buy an RFO condo through Pag-IBIG?

Yes. Pag-IBIG financing is available for Megaworld properties with a total contract price or remaining balance of ₱10M and below. Above that, you can pay through bank financing or cash.
